Treechange buyers splash record price on luxury Lovedale acreage
A luxury home on an acreage in Hunter Valley wine country has achieved the highest price for a residential property in Lovedale.
The 114-acre Springfield, at 260 Wilderness Road, was sold for an undisclosed sum understood to be close to $6 million after a 14-month campaign led by Jurds Real Estate agent Cain Beckett.
“We were looking at a guide of $6 million in the end and it was quite close to that,” Mr Beckett said.

Mr Beckett, who sells prestige homes in the Hunter’s wine region, said areas such as Lovedale and Pokolbin are again attracting an uptick in out-of-area buyers moving out of the cities.
“The buyers of this property are looking to move to the area and live in it, which is signalling a shift at the moment of people moving out of the city to live rather than a weekender buyer,” he said.
“We are seeing more of the permanent treechange than I am the weekender buyer at the moment.”
Prior to the record-breaking sale of Springfield, a manor-style home with a separate cottage at 247 Wilderness Road held the title as the most expensive house in Lovedale after it sold for $4.529 million in 2021.
Other significant sales in Lovedale include Wandin Estate, also on Wilderness Road, which fetched $7 million in 2016.
The winery, function centre and accommodation venue was sold to an investor from China.
Celebrities are among those who have snapped up multi-million dollar properties in the area.
In 2020, supermodel Miranda Kerr and her Snapchat founder billionaire husband Evan Spiegel reportedly paid $7.5 million for the luxury 95-acre Loggerheads Estate in Pokolbin.
Springfield was built 20 years ago by the sellers who created park-like grounds around the property, with established golden elm and Chinese elm trees.
The luxury home is set across multiple wings and includes a guest pavilion.
Inside the home has polished timber boards and high gable ceilings in the living areas which are fitted with large glass doors and windows that take in views of the Brokenback ranges.
The central living space leads out to wide-covered and open decks and has an open fireplace that is the centrepiece of the room with a pink Louis XV marble mantel.
The living area connects to the large dining space and kitchen which has a large pantry, natural Calacatta marble island and stainless steel benchtops.
The eastern wing houses the main bedroom which has a walk-in robe, a home office and an ensuite that leads out to a private garden.
The western wing has a billiard room, conservatory, library, powder room and laundry in addition to two large bedrooms and the main bathroom.
Other features include a wine cellar and in-ground swimming pool.
